Clay Town in the Sacramento Foothills

Listings in Lincoln, CA

Welcome to Lincoln, a Placer County city about ten miles north of Roseville, where a 19th-century clayworks heritage anchors master-planned neighborhoods in the Sierra foothills.

Lincoln sits in southern Placer County, roughly ten miles north of Roseville and about thirty miles northeast of downtown Sacramento, within the Sacramento metropolitan area. The city lies on the rolling lower slopes of the Sierra Nevada foothills, with the valley floor to the west and rising terrain to the east. For a place known today as a fast-growing suburban destination, Lincoln has unusually deep roots: it was founded in the 1850s and took shape around the discovery of rich deposits of white kaolin clay, which drew the pottery and pipe manufacturers who put the young town on the map. The defining institution is Gladding, McBean & Company, established in 1875 by Charles Gladding, Peter McGill McBean, and George Chambers. Their works produced the first clay sewer pipe west of the Rocky Mountains, and the company — one of California's oldest continuously operating manufacturers — still turns out architectural terra cotta, roof tile, and other clay products from its plant in the city. That industrial heritage gives Lincoln a character distinct from many of its Sacramento-region neighbors: an old downtown grid and historic clayworks sit alongside the master-planned communities that have reshaped the city's edges over recent decades. The population has expanded dramatically, growing by more than 280 percent between 2000 and 2010, at one point making Lincoln among the fastest-growing cities of its size in the country, to roughly 58,000 residents today. That growth has brought families, commuters, and retirees drawn to the foothill setting and the newer residential areas that spread outward from the historic core. Thunder Valley Casino Resort, a major regional employer and entertainment venue, sits just outside the city center and draws visitors from across the Sacramento region. Today Lincoln functions as a full-service suburb of the greater Sacramento area while retaining the feel of a smaller foothill town, with civic life oriented around the downtown, local parks, and institutions that have anchored it for more than a century.

City Guide

About Lincoln

Real Estate & Housing

Lincoln's housing stock spans two distinct eras. The older core, near downtown and the clayworks, holds a mix of modest early- and mid-20th-century homes on tree-lined streets, while the surrounding foothills have filled in with master-planned communities built largely since the 2000s. Twelve Bridges is among the best known, offering newer subdivisions with open-space buffers and their own schools and shopping; Sun City Lincoln Hills provides an age-restricted option oriented around golf, walking trails, and a clubhouse. Across the city, lot sizes tend to be larger than in nearby Roseville or Rocklin, and the rolling terrain gives many homes foothill and valley views. The result is a market that ranges from compact older homes near the historic downtown to larger, newer single-family houses in planned neighborhoods — a mix that appeals to first-time buyers, growing families, and retirees seeking a foothill setting without leaving the Sacramento region.

Neighborhoods

Lincoln's neighborhoods fall into a few recognizable clusters. Downtown Lincoln, centered on the historic district, holds the city's oldest homes, civic buildings, and the Gladding, McBean works, giving it the most traditional street grid. To the east and south, Twelve Bridges stands out as a large master-planned area built around parks, trails, and a dedicated K–12 school cluster, with newer phases continuing to add homes. Sun City Lincoln Hills, a 55-plus community in the city's south, centers on golf and an active social calendar. Rural and semi-rural pockets on the city's outskirts offer larger acreage, while the corridor along Highway 65 has attracted commercial and newer residential development. Each area reflects Lincoln's broader pattern: an older clay-town core surrounded by planned foothill neighborhoods that have grown up over the past two decades.

Lifestyle in Lincoln

Lincoln balances small-town tradition with the conveniences of a Sacramento-region suburb. The downtown area hosts community events, shops, and longtime local businesses, while McBean Stadium is home to the Lincoln Potters, a collegiate summer baseball team that gives the city a strong local pastime. Thunder Valley Casino Resort provides a regional draw for concerts, dining, and gaming, and anchors a sizable hospitality workforce. The foothill setting encourages an outdoors-oriented lifestyle, with trails, parks, and open space woven through the newer communities. Dining and retail cluster along the Highway 65 corridor and at the city's shopping centers, while Roseville's larger commercial districts sit a short drive to the south. The overall pace is quieter than in the busier Roseville and Rocklin corridors, appealing to residents who want open space and a relaxed feel within commuting distance of the capital region.

Schools & Education

Public education in Lincoln is provided by the Western Placer Unified School District, which is headquartered in the city and operates elementary, middle, and high schools serving Lincoln and surrounding western Placer County communities, including the newer Twelve Bridges cluster. The district's roughly 7,900 students attend campuses spread across the city. Lincoln's growth has driven steady school construction in the master-planned areas, with newer facilities located close to residential neighborhoods, so most students attend schools within the city or nearby. Higher education options are available elsewhere in the region, with community colleges and universities in the greater Sacramento area within commuting distance for residents pursuing postsecondary study.

Getting Around

Lincoln is served primarily by State Route 65, which runs along the city's western edge and connects north to Wheatland, Marysville, and Yuba City, and south to Roseville, where it meets Interstate 80 for access to Sacramento and the broader region. The ten-mile drive to Roseville makes Lincoln one of the more northern residential points in the Sacramento commuter shed. Lincoln Regional Airport, a general aviation facility, sits northwest of the city off Highway 65. Public transit within the city and toward Roseville is provided by regional bus service, while Sacramento International Airport is roughly a thirty-minute drive to the south via Highway 65 and I-80. Because much of the growth has occurred along and west of the highway corridor, commuting patterns concentrate on the 65 interchange and the routes leading into Roseville.

Parks & Recreation

Lincoln's recreation centers on its parks, trails, and community sports. McBean Park, near downtown, provides ballfields, picnic areas, and the home field for the Lincoln Potters, while the master-planned communities add neighborhood parks, playgrounds, and trail systems, including the open-space buffers threaded through Twelve Bridges. Golf is a significant local amenity, with courses associated with the Sun City Lincoln Hills community and other foothill layouts in the area. The nearby Sierra Nevada foothills and the American River corridor offer hiking, cycling, and boating within a short drive, and Folsom Lake lies to the southeast. Community events, seasonal festivals, and the city's connection to its clay-manufacturing heritage round out a recreation calendar that mixes organized sports with easy access to the outdoors.
